Our team take a hands on approach to managing our ​clients facilities, conducting regular site visits to ​oversee works and ensure that the buildings are ​maintained to the very highest standards. Every ​client has a dedicated property manager who is ​always on hand to provide help and guidance. Our Services

We offer both a fully managed service as well as a ​hybrid and advisory service. Clients of our fully ​managed service will have full access to our team ​and all of our services, offering complete peace of ​mind with a one stop solution.


Our hybrid service provides clients with access to our ​book keeping and collections services. Clients can ​add additional services such as company sectary ​services if required.


Our advisory service provides access to our team of ​specialists who can provide consultancy on varies ​aspects of leasehold management.


Service

Maintenance & ​Repairs

We conduct regular inspections on every ​property that we manage to ensure that the ​building is maintained to a high standard ​and maintenance issues are dealt with ​promptly and efficiently. We proactively ​manage our properties to ensure that ​potential issues are identified and remedied ​before they become major issues.


We have our own in house grounds and ​maintenance team who managed most of ​our properties providing the care an ​attention that is often lacking with third ​party contractors.

Service Charges & ​Ground Rent

Our highly experienced accounts team ​prepare detailed service charge ​budgets, collection of ground rents, ​service charges and reserve funds in ​accordance with the lease. We prepare ​and submit annual returns and ​management accounts. Our collections ​team chase arrears and implement the ​relevant legal steps when necessary. ​Payments are tracked in our client portal ​for complete visibility.


Company Secretary

We act as your Company Secretary, ​arranging and attending AGMs, issuing ​share certificates, updating the company ​register and Companies House ​accordingly. Our team of experts will ​organise quotations and arrange ​necessary insurance policies including ​building insurance, directors and ​officers, engineering and public liability. ​Minutes of AGM’s will be produced and ​distributed to all leaseholders.

Communication

Our client portal offers instant access to ​information and accounts for both Directors ​and Leaseholders, online maintenance ​ticketing and tracking, and messaging. Our ​team will proactively contact Directors and ​Leaseholders throughout the year to provide ​updates and ensure regular communication.

Health & Safety

We regularly review our portfolio and ​work with experts to ensure the ​properties are compliant with health and ​safety, fire and asbestos legislation. We ​also make sure health and safety ​regulations are complied with in relation ​to any major works undertaken.
